Westminster Residential Development
Dukes Court, located on a prominent corner of Queensway in the City of Westminster, is a 1960s building identified as a negative contributor to the surrounding Conservation Area. Positioned adjacent to Bayswater Underground Station and within walking distance of Hyde Park and Kensington Gardens, the site offers an exceptional opportunity for renewal.
Woldon Architects are leading the transformation of the building through a considered retrofit-first approach, delivering new homes while enhancing the existing structure. The proposals seek to elevate the architectural quality of Dukes Court, rebalancing its horizontal expression with a refined vertical rhythm that responds to the surrounding streetscape.
At ground level, the scheme revitalises the commercial frontage and introduces a more welcoming residential entrance, improving both presence and experience along Queensway. Above, carefully set-back extensions create high-quality homes with private terraces, increasing amenity while minimising visual impact.
The material palette reinterprets the building’s original character, combining durability with a contemporary elegance. Each intervention is designed to enhance the building’s contribution to its context, creating a cohesive and enduring addition to this evolving part of London.
